West Vancouver Real Estate

West Vancouver is not one market. It is a collection of distinct neighbourhoods, each with its own housing stock, price behaviour and buyer profile. A waterfront home in Dundarave and a view lot in the British Properties can sit ten minutes apart and behave like different markets.

I live and work here. My office is on Marine Drive, and most of my business is on the North Shore. This page is a plain overview of the area, written for people who are deciding whether West Vancouver could work for them.

The neighbourhoods

Ambleside

The centre of West Vancouver. Flat, walkable streets, the seawall, shops on Marine Drive and the beach at the foot of 13th. A mix of older homes, newer builds and a growing number of condos. People who want to walk to things start here.

Dundarave

Quieter than Ambleside, with a village feel and one of the best stretches of waterfront in Greater Vancouver. Homes north of Marine Drive climb quickly into view territory.

British Properties

Large lots, privacy and city and ocean views. The housing stock ranges from original 1950s and 60s homes to substantial new construction. Value here is driven by the lot and the outlook. Finishings can be changed, but the outlook cannot.

Caulfeild & Cypress Park

Family neighbourhoods in the western part of the district, close to Rockridge and Caulfeild schools. More trees, more privacy, and generally more house for the money than Ambleside or Dundarave.

Horseshoe Bay & Eagle Harbour

The far west side. Marina, ferry terminal and a small community that feels like a coastal town. Prices are often the most accessible in West Vancouver.

Altamont & Sentinel Hill

Established streets between the highway and the water, with a mix of original homes and significant rebuilds. Close to schools and the recreation centre.

Who buys in West Vancouver

Established families moving up from Vancouver, downsizers who want to stay on the North Shore, and buyers relocating for the school catchments. The detached market moves at a different pace than condos and townhomes, and both can favour prepared buyers in the right conditions.

Caulfeild, Cypress Park and the British Properties are the usual answers because of lot size and school catchments. Ambleside suits families who value walkability over acreage.

West Vancouver Schools assigns catchments by address, and catchment can meaningfully affect resale. If schools matter to your decision, confirm the catchment for any specific address before you write an offer.
