Vancouver’s West Side sits between downtown and the North Shore in more ways than one. It has the city’s most established detached neighbourhoods, strong school catchments, and a condo and townhome market growing along the Cambie corridor.
Buyers here are usually choosing between character and convenience. A 1920s home in Point Grey, a townhome near a Canada Line station and a Kerrisdale condo serve very different lives at very different prices.
Quiet streets between 4th and 16th with beach access and views to the North Shore. Character homes on standard lots, with a village strip along West 10th.
The most active lifestyle on the West Side. Beach, seawall and a deep mix of condos, half-duplexes and character homes. A natural first step for buyers moving up from downtown.
Established and walkable, with a real shopping street on 41st. A long-standing favourite for downsizers, with a solid stock of quality condos alongside the detached streets.
Family streets close to some of the city’s most sought-after school catchments, both public and private. Southlands trades density for space, with larger properties near the river.
The city’s estate neighbourhood. Large lots, mature trees and heritage homes on winding streets. A small market where individual properties matter more than averages.
Where the West Side is changing fastest. New townhomes and condos along the Canada Line, anchored by the redevelopment at Oakridge. The main entry point into the West Side at a lower price.
School catchments move buyers on the West Side more than in most of the city. Lord Byng, Point Grey and Magee catchments, plus proximity to St. George’s, Crofton House and York House, all show up in prices. If schools are part of your decision, check the catchment for any specific address before you write an offer.
The West Side detached market and the condo market often move in different directions at the same time. Assessed values, recent sales and days on market tell you which market you are actually in. It is the MLS name for Vancouver’s West Side, the area west of Ontario Street and outside downtown. It is not the same as West Vancouver, which is a separate municipality on the North Shore.
Dunbar, Point Grey and Kerrisdale are the usual answers because of catchments and lot sizes. Kitsilano suits families who want the beach and can work with a smaller lot or a duplex.
It offers the newest housing stock on the West Side and the best transit. Pricing varies a lot between projects, and presale contracts need careful review. It rewards buyers who compare buildings rather than buying the showroom.
