North Vancouver is where much of the North Shore actually lives. It has more variety than any other part of the shore, from harbourfront condos at the Shipyards to family streets in Lynn Valley and waterfront cottages in Deep Cove.
It is also the part of the North Shore where first-time buyers, young families and downsizers all compete for the same well-priced homes. Knowing which pocket fits your budget and your life is most of the work.
The most urban address on the North Shore. Restaurants, the Quay, the SeaBus to downtown in twelve minutes, and a deep supply of condos. Popular with buyers who work downtown but do not want to live there.
A practical mix of condos, townhomes and detached homes along the spine of the city. The higher you go, the bigger the lots and the better the views.
The classic family neighbourhood. Good schools, trails out the back door, and a town centre that has grown up around the mall. Detached homes here are often the best value for space on the North Shore.
Village shops, strong schools and quiet streets close to the Cleveland Dam. One of the most consistently in-demand pockets in North Vancouver.
At the east end, on the water. Kayaks, Quarry Rock and a slower pace. Homes range from original cottages to substantial rebuilds.
Wide streets and character homes around one of the oldest planned green spaces in the city. Close to both Lonsdale and the highway.
North Vancouver is two municipalities. The City covers the Lonsdale corridor and is denser, with most of the condo stock. The District wraps around it and holds most of the detached homes. Taxes, permits and zoning differ between them, which matters if you plan to renovate or build.
Well-priced homes in the family neighbourhoods still attract multiple interest in most conditions, while condos give buyers more room to negotiate. Generally yes for detached homes, though the gap varies by pocket. Lynn Valley and Seymour usually offer the most house for the money. Waterfront and view properties in Deep Cove can rival West Vancouver prices.
Neither is better. The City suits condo and townhome buyers who want walkability and transit. The District suits buyers who want a detached home and a yard. The right answer depends on your budget and how you live.
The SeaBus runs from Lonsdale Quay to Waterfront Station in about twelve minutes. Driving over the bridges is the variable part. Many buyers plan their location around avoiding bridge traffic.
